A documented sale simply means that you will be required to email us with in 24-hours the basic contact information of a lead for anyone who receives an in-home tour demo or a anyone who receives a personal referral through your social networks. This way when a sale takes place, we will know who to credit with the commission sales fee.
In the unlikely event the same personal referral lead is registered, documented by two licensed ND within 1-week or less of each other than the commission sales fee will be evenly split.
If there is more than 1-week difference apart in the registration, documentation of a personal referral than the ND with the earliest date will be paid the full commission sales fee.

You will also be provided all contact information for the HD store your Complete CHK will be delivered from including the name of the person at that stores Pro Desk department who will confirm they have received your order and who you will be able to communicate directly with regarding when and where you want your Complete CHK delivered.
The Early Colonial home option is the style of the home you see currently posted on our website that is ready to order and ship now. The exterior and interior as displayed is exactly what you will receive. This includes real window shutters with classic metal hardware (not that cheap lick and stick fake window shutters other home builders paste on to their homes) it also includes upgraded flower pots and so on.
All the SKUS, item descriptions for each Complete CHK or garage and carport Kit are already set up in the HD network. This means all you have to do is select the floor plan, 1-2-3 bedroom and garage or carport of choice, then submit your order through our Shop Page as easily and quick as buying a gallon of milk at your neighborhood grocery store. Pay a small $2,000.00 deposit fee upfront with the remaining balance due via money wire transfer or mailed cashiers check when your build site is ready for the deliver.
The Custom option means that you still have the same choices of the existing 1-2-3 bedroom floor plans (no customizing floor plans allowed). However, you receive a limited selection of choices to customize your home where you will personally be responsible to select from the following categories inside your local neighborhood HD store where you will be able to shop and select the items listed at your pace.
Custom selections including the following categories: Type and style of roof, metal or composite / style and color of exterior siding / style and color of windows / style of exterior and interior doors / style and color of kitchen cabinets and all hardware / style and color of flooring / style and color of counter tops / style and color of kitchen and bathroom faucets / door knobs / color of interior and exterior paint / brand and model of all appliances.
You still pay the same full price posted as the Early Colonial Complete CHK 1-2-3 bedroom floor plans. We ship you everything to the build site that are not outlined in the custom option. The customer will then be responsible for selecting all custom items.
The customer is provided with an instore credit account / budget based on the value of the custom items to be selected. When the customer has completed their custom selection, HD would then deliver all custom and non custom items directly to the build site on a date and time set by the customer.
The customer will also have the ability to downgrade or upgrade custom selections too. If there is any downgrade in cost within the pre-set budget then the customer would receive the difference in savings placed directly on a HD in store shopping card only to be used at any HD store.
Conversely if a customer chooses to upgrade their selection that may cost more than the instore credit budget allows then the customer will be required to pay the difference in that cost.
We offer two separate types of 7-day 100% money back guarantees:
The first 7-day 100% money guarantee, grace period is for the $2,000 deposit required to be paid up front on any Kit order which would be returned less a ($150) order processing service fee if the customer chooses to cancel their order for any reason, at any time up to 7-days from the date the order deposit was submitted. After 7 days the $2,000 deposit is non refundable.
The second type of 7-day 100% money back guarantee is for the remaining balance due for any Complete CHK or Garage and Carport Kit (less the $2,000 deposit). This balance must be submitted either by a mailed cashiers check or bank wire transfer.
The customer also has 7-days from the date the cashiers check or bank wire is received by our office to cancel their order for any reason, less a ($150) order processing service fee. (We will notify the customer of the date we receive their payment). On day 8 we will begin to process and ship the Kit order to the customer.

Banks, Fannie Mae and Freddie Mac will allow up to 4-mortgage holders / occupants per home. For example, if one home cost $400,000 then four individuals who may not be able to afford that home on their own could potentially purchase 25% of the homes value that would = $100,000 mortgage per occupant. This also means the down payment and the monthly payment with PITI would also cost each occupant 25% of that total cost.

Your all in completed home cost will vary greatly depending on where you choose to build. However, you can safely expect your final all in completed home cost will always be far less expensive than any other homes regardless of the market they are located.
Shell home kits are exactly what the name implies. They provide just the shell of a home, very little other than the wood framing, roofing, doors and windows. Also many suppliers do not provide as required by code 2x6' exterior walls, including, they also don't provide the electrical, plumbing, insulation, cabinets or even appliances too. They place the burden on the customer to supply everything else that is required to legally complete the home.
They are also not engineered to IBC, IRC, CBC building code standards which means many reputable licensed GC and their subs will not have anything to do with them, including city or county building and planning departments because they will pose a huge liability safety issue.
These shell home kit companies require you to figure all this out on your own after you have made your purchase.
Lastly they will not get past the smell test of your neighbors. There will be substantial push back from the NIMBY crowd. "Not in my back yard"

The customer can expect delivery of their order fulfilled from the HD store closes to their build site, within 2-days to 2-weeks from the time full payment has been received, but the order deliver time will not begin until the 7-day money back guarantee grace period has expired.
We recommend that you do not set a date to receive your order until your build site is ready. By ready, we mean that you or your hired GC have already excavated the land, trenched in the water, sewer and electrical and laid the foundation with all the permits issued. Only then will you be ready to set a delivery date.
However, there could be an advantage or disadvantage too if you accept delivery early because market cost of all goods to be shipped could potentially be lower or even higher.
First we suggest you contact us so we can help you put together a total all in build budget so you will know what your projected completed cost to build could be in order for you to determine what your monthly mortgage payment will be with PITI could be. We will help you with all of this at no cost.
Once you are satisfied with your total all in cost to build and you are ready to move forward, then the next step would be to submit a deposit of $2,000 through our shop page. ($300 of the deposit is non-refundable due to order processing and service fees) Upon successful payment you will receive an emailed copy of our engineered building plans for the Complete CHK or Garage and Carport Kit of choice. You will then submit the plans to your city building and planning department for their formal approval.
You will also need to decide if you are going to act as your own GC / general contractor or if you are going to hire a GC to build your Complete CHC for you.

If you act as your own GC you could potentially save another $50,000 to $100,000 in outsourced labor cost. Check with your city first to insure they will permit you to do this. However, if this is a project you're not confident to undertake then we recommend you hire a reputable, licensed, experienced and bonded GC.
You can google your search or contact your states contractors board, or simply look around your community for other homes currently being built where builders usually post their sign out front with their contact information and most importantly, you will also be able to see with your own eyes the quality of their work including talking with the home owner to find out how happy they are with the GC / builder.
Again you will want to make sure your GC is licensed / bonded / currently insured / in good standing with your states contractor board where they would need to be registered in order to insure they don't have any recent complaints or liens placed on their business. Make sure they have recently built homes that they will be happy to show you including providing the names, phone numbers and addresses of their previous clients whom you should talk to IN PERSON if possible.
